Infrared allows us to see things that we can't see with our eyes. The above left & right images were taken silmatenously using one of our FLIR infrared cameras during an inspection. The image at the left confirms the electric radiant heating coils in the ceiling are functional & heating the space.
Infrared Thermal Scan & Imaging:
As InterNACHI Certified Infrared Thermography Inspectors, we see things that other inspectors don't! Our cutting edge FLIR Infrared cameras allow us to view temperature differentials - which in experienced hands allows the inspector to identify anomolies.
When doing an Infrared Thermal Scan & Imaging session of a home, we focus on 3 different types of anomolies:
Possible water leaks from areas such as the roof, window/door flashings, & plumbing in walls or ceilings: Areas on the interior of the home that have wet surfaces generally warm or cool at a different rate than dry areas - therefore wet areas often appear as anomolies when viewed on an infrared camera. When an infrared anomolie is identified, a digital moisture meter is used to measure the moisture content of the surface.
Areas that lack insulation or proper weather stripping: In most weather conditions, infrared allows us to identify wall cavities that might lack insulation, door thresholds that should be adjusted, or windows lacking proper weather stripping. Identifying these items provides actionable improvements that improve the home's energy efficiency!
Home systems operating at normal temperatures: Infrared allows us to evaluate some major home systems such as the electrical panel, heating & cooling systems, and water heaters to determine if parts of these systems are operating at appropriate temperatures. Anomolies can indicate a hazard or a problem that may be on the horizon.
We strongly recommend all home inspection clients have an Infrared Scan done of both the interior & exterior of the home!
PRICING FOR INFRARED SCAN:
$200: When done with a Premium Home Inspection & Report - Interior & exterior surfaces of the home are scanned. Photos are included in the appropriate section of your interactive inspection report, with notes provided.
$300: When done on it's own, not as part of a home inspection - Interior & exterior surfaces of the home are scanned. Photos are taken and included in an interactive inspection report.
